Traditional mold inspections often rely on air testing which can miss hidden contamination, visual clues which are uncertain without demolition, or cutting into walls – that’s an expensive way to investigate a hunch.

Certified mold-detection dogs possess extremely sensitive olfactory systems that make them able to pinpoint tiny, active colonies of mold hidden behind layers of drywall or flooring – without the need to cut into things, and with higher accuracy rates than other methods.

Our canines are trained with the same standards as arson, bomb, and drug detection units – under world renowned trainer Bill Whitstine – making them the difference in mold detection.

Comprehensive inspection.

During the inspection, our certified mold-detection canine systematically scans the home, alerting precisely where mold is present — behind walls, under flooring, or in ceilings — without any need to open surfaces. In parallel, our certified mold-detection handler will conduct a visual inspection, looking for indicators they’ve been trained to identify. If any possible water is suspected, our handler will use a thermal moisture meter device to determine the moisture levels in that spot, painting an even more accurate picture of what’s hidden inside.

Additionally, samples can be taken and submitted to our lab to identify up to 36 mold species present in your home - giving you the information necessary get a handle on it.

When the inspection is complete, we provide a comprehensive report detailing all the inspected areas. This document is your guide to help plan exactly where further testing or remediation should occur — saving you time and unnecessary demolition so you can take steps toward a mold free future.

Follow-up
mold inspection.

After you have done the remediation, we can return to conduct another inspection to confirm all the mold has been removed. If mold is still exists, we will provide another detailed report so additional remediation can be performed.


Our pricing.

Our standard inspection, including the initial inspection and mold report, is based on square footage of the area inspected. Follow-up inspections and Microbial Sample Testing is provided at an additional fee.

As a general reference, a 1,500 sq ft, single-level home with typical layout and accessibility will often fall within the $900–$1,200 range. Pricing may vary based on property complexity, number of structures, and whether additional services like air sampling are included.

  • No — when performed properly, canine mold detection is safe for the dog. Detection dogs are trained to identify the odor signature of mold, not to interact with or be exposed to mold materials directly. The process involves brief scent sampling of airborne odor molecules rather than prolonged exposure.

    Inspections are conducted in controlled residential environments and are carefully managed to prioritize the dog’s well-being at all times.

    We follow strict standards to ensure our canine partner remains healthy, including:

    • Short, controlled inspection durations

    • Regular breaks and access to fresh air

    • Avoidance of unsafe or visibly hazardous environments

    • Continuous monitoring by a trained handler

    • Routine veterinary care and health checks

    A healthy, well-cared-for dog is essential to accurate detection — and their safety is always our top priority.

  • For most residential inspections we set aside 2 hours, inspections times will differ depending on the size of the property and floor plan to let our canines and their handler fulfill their inspection. Larger estates or multi-unit properties will require additional time.
